About The Bath House.

Built 1868. Grade II listed. Restored in 2015 by the family who owned it. Opened to more people, as an owner-run whole-house hire, by Ben Johnson from 2025.

01 — The building

A Victorian bath house, threaded with two surprises.

The Bath House is a Grade II listed Victorian bath house built in 1868, part of the Burton's St Leonards development that shaped this stretch of the Sussex coast. It was carefully restored in 2015 by the family who owned it, who spent years returning the building to its original character while threading in the two things that make a stay here memorable: a full private bowling lane inside the great room, and a private cinema room.

The result is a house that looks like it has always been this way, but quietly rewards everyone who spends time in it.

02 — The owner

The Bath House is now owned by Ben Johnson.

Ben bought The Bath House from the family who restored it in 2025, drawn to a building that had been loved for a decade and was ready to be opened up to more people. His role is to keep the house exactly as it was intended — characterful, comfortable, properly looked after — and to make it easy for guests, couples, producers and creative teams to use it for the things it was made for.

Ben runs a group of businesses from Buckinghamshire and lives in Milton Keynes with his family.
